Property Report - July 25

Canterbury just posted its highest July sales count since 2003, a clear signal that demand is alive and well even in the cooler months. Open homes are still drawing good interest, and multiple-bid auctions are back on the table. Vendors are realistic, buyers are measured, and the market is moving.

Christchurch City Sales: 712, up 7.6% year-on-year

Median Price: Canterbury up 4.2% to $677,600

Christchurch Median: $669,000, up 3.2%

Average Days to Sell: 41, slightly slower than long-term averages but holding firm


What’s happening on the ground

In Christchurch, first home buyers, owner-occupiers, and investors are keeping the momentum going. Well-priced homes in strong school zones are drawing steady turnout at open homes. Properties that are tidy, low-maintenance, or with renovation potential are seeing healthy interest.

Buyer confidence is supported by stable interest rates and solid local economic activity. There is still time on the buyer side, but when a property is priced right and presented well, it does not sit long.

 
Listings remain tight

Spring usually gets all the attention, but the numbers show winter can be just as good, if not better. With fewer homes coming to market, there’s less competition for buyers’ attention.
