If you’ve been watching the Christchurch market like I have, August tells a clear story. Sales numbers are solid, prices are nudging up, and confidence is there, even if buyers are still taking a measured approach. We’re not seeing the rush of spring just yet, but the base is strong and the right homes are getting good traction.

Christchurch City Sales: 650 homes sold, up 7.1% on August last year

Christchurch Median Price: $690,000, up 4.8% year-on-year

Canterbury Region: 1,025 sales, $689,000 median, both up on 2024

Days to Sell (Canterbury): 42 on average, slightly slower than earlier this year

 

What’s happening on the ground

In Christchurch, first home buyers and owner-occupiers are setting the pace. Open homes are steady, and the homes that tick the right boxes: well presented, fairly priced, and in good school zones are standing out. Low-maintenance properties and renovation opportunities are also drawing attention.

Buyers are cautious but committed. They’re taking their time to compare options, but the stability around interest rates is giving them confidence to act when they see value.

 
Listings a little lighter

Compared to the surge of winter listings, August felt a touch quieter. That’s not a bad thing for sellers. With fewer homes on the market, motivated buyers are more focused on the stock available now.

 
Prices edging up

Christchurch’s median price hit $690,000 in August, a 4.8% rise on last year. It shows that, despite the cautious tone among buyers, demand is strong enough to keep values moving in the right direction.

 

What I’d tell a seller right now
